Most laneway houses in Vancouver cost between $350,000 and $600,000 all-in in 2026, and the middle of that range is about $475,000. The construction value on City laneway permits alone had a median of $350,000 this year. That’s up 75% from $200,000 in 2023, because almost every new laneway house is now a full two storeys. A laneway house can’t be sold on its own, so the payoff is rent, family space, or both.

What we found

We looked at all 4,153 laneway house permits the City of Vancouver issued from January 2017 to October 2, 2026.

  • 4,153

Laneway houses were the most common type of new-building permit in Vancouver over that time, ahead of new single houses and duplexes.

  • $350K

The median construction value on a laneway permit was $350,000 in 2026. The middle half ran from $300,000 to $439,000.

  • +50%

From 2017 to 2023 that median barely moved, staying between $185,000 and $200,000. Then it jumped 50% in 2024 and kept climbing.

  • 97%

Two-storey laneways went from about 81% of permits in 2021 to 2023 to 97% in 2025 and 2026.

  • 27%

Garages are fading. 51% of laneway permits included a garage in 2017, against 27% in 2026. Carports now show up on 42%.

  • 99 days

Permits are faster: a median of 99 days from application to permit in 2026, down from 252 days in 2023.

  • 184

Fewer are being built. Permits peaked at 730 in 2018. With 184 issued by October 2, 2026, this year is on pace for about 245, the lowest in our data.

What drives the price up since 2023

Size. Vancouver now allows a laneway house to be the smaller of 0.25 times your lot area or 186 m² (2,000 sq ft), up to 8.5 m tall and two storeys. Builders say the old limit was 0.16 times the lot area. On a standard lot, the new rule means a much bigger home:

Bigger homes cost more to build, which is why the value on the permits jumped. The cost per square foot didn’t change nearly as much as the total.

How we design and build laneway homes

What the cost guides say

We compared five Vancouver laneway cost guides published in 2026:

Vancouver laneway house cost and rent estimates published in 2026
SourceAll-in costRent they quote
VanPlex (March 2026)$300,000 to $500,000$2,200 to $3,200 a month
Rain City Properties (May 2026)$350,000 to $600,000$2,000 to $3,000 a month
Multi Group (August 2026)$350,000 to $500,000$2,000 to $3,000 a month
Zealty (June 2026)$400,000 to $650,000$2,400 to $3,800 a month
Vancouver General Contractors (May 2026)$550,000 to $800,000 or moreNot given

The middle of the five estimates is about $475,000. The middle of the rents they quote is about $2,600 a month.

Does the rent pay it back?

At $2,600 a month, a laneway house brings in about $31,200 a year. On a $475,000 build, that’s a gross return of about 6.6%, before property tax, insurance, upkeep and vacancy. Many owners build one for a parent, an adult child or as a mortgage helper rather than purely as an investment. If you’re borrowing against the house to build it, our construction loan guide covers how lenders handle it.

Two limits matter before you count on the rent:

  • You can’t sell it separately. The City’s laneway permits note that strata titling isn’t permitted. The laneway house stays on the same title as the main house.
  • It needs the right lot. The lot has to be at least 9.8 m wide (the City can go down to 7.3 m), have a lane at the back, and keep a single house at the front. A laneway house isn’t allowed with a duplex.

Laneway house or duplex?

The two can’t share a lot in Vancouver, so this is a real choice. A house with a suite and a laneway house gives you three homes on one title. A duplex with a suite in each half gives you four homes on two titles you can sell separately. If you want to sell part of the property one day, the duplex wins. If you want to keep the whole lot and add one rental, the laneway is simpler. Our duplex rules guide covers the other side, and duplex vs triplex vs multiplex compares every option on the same lot.

What we expect in 2027

  1. Fewer laneway permits again. On lots that could also take a duplex or multiplex, more owners are choosing the option they can strata title. We expect fewer than 300 laneway permits in 2027.
  2. Bigger, simpler laneway homes. Nearly every new one is already two storeys. Expect more of them to drop the garage for a carport or open parking.
  3. All-in budgets near $475,000. Construction values have flattened since 2025, so we don’t expect another jump like 2024’s.
