Every T-City project runs the same six steps: we get to know you and study your lot, design it in-house, handle the city permits as your representative, run interior design in parallel, confirm your move-in date and your price, then build with daily photo and video updates through a private client portal.

    Getting to Know You

    We listen, explore your vision, and conduct a feasibility study. This is where we establish what your lot actually permits — zoning, lot area, frontage, transit proximity and site conditions — and set the realistic options against each other before anyone draws anything.

    Architectural Design

    Our in-house team brings your ideas to life while keeping things practical. Because design sits with the same team that will build the project, what gets drawn is what can actually be built for the price we quote.

    City Permits

    We handle all the paperwork and act as your representative. The permit file is our responsibility, not yours, and managing it in-house is what allows us to commit to a completion date.

    Interior Design

    Design meetings begin while permits are in motion, so the two phases run in parallel rather than in sequence. This is where finish level gets decided, and it is the part of the budget you have most control over.

    Establish Timelines

    We confirm your move-in date and lock the price. No surprise costs and no delays. This happens before construction begins, when we know enough to make the commitment honestly.

    Construction Begins

    Daily updates with photos and videos, plus a private online portal to track progress. You can follow the build without chasing anyone for an answer or standing in the middle of the site.

Why does the price hold?

Because we do not quote until we can quote honestly. Pricing happens after feasibility and design, when scope is genuinely known, rather than as an attractive early number revised upward once reality arrives.

It also holds because design, permitting and construction all sit with one team. Most cost overruns and delays originate in the handoffs between an architect, a permit consultant and a general contractor who meet for the first time on your project. Removing those handoffs removes most of the risk.

What protection do I have when it is finished?

Every project carries two years of coverage on labour and materials, five years on the building envelope against water penetration, and ten years of structural coverage on the foundation and framing.

How long does the whole process take?

Permitting is almost always the longest phase, and it varies by municipality and project type. We confirm the move-in date at step five, before construction begins, and hold it.

When do I find out the price?

After feasibility and design, at step five. Quoting earlier means quoting on assumptions, which is how surprise costs happen.

Can I make changes during construction?

Changes are possible but they are the main thing that puts your price and confirmed date at risk. We front-load decisions into interior design at step four for exactly that reason.

What is the client portal?

A private online space where daily photos and videos of your build are posted, so you can track progress without needing to visit the site or chase updates.
