Most owners arrive with a form in mind and leave with a different one, because what a lot permits and what an owner assumed rarely match exactly. Provincial small-scale multi-unit housing rules now allow three units on lots under 280 m² (3,014 sq ft), four on lots up to 4,050 m², and up to six within 400 m of frequent transit — but frontage, floor space ratio and site conditions decide what actually fits.

That is what a feasibility study is for, and it is where every project we take on begins.

Which service do I need?

Start with a lot feasibility study. It establishes what your zoning, lot area, frontage and transit proximity permit, then sets the realistic options against each other before any design work begins.

Do you handle design and permits, or only construction?

Both. Architectural and interior design are in-house, and we prepare, submit and manage the permit application as your representative with the city.

Where do you build?

Across Greater Vancouver, including Vancouver, Burnaby, Richmond, Surrey and surrounding areas.

Will the price change once we start?

We quote after feasibility and design when the scope is genuinely known, and the price does not move afterwards. The move-in date is confirmed at the same time.
