At a glance

On most Port Coquitlam lots, you can build up to four homes, and near frequent buses on Lougheed Highway you can build up to six. A duplex gets 0.75 floor area ratio and a triplex gets 1.0, but a triplex is only allowed near those bus stops. Plan for street and service work too: on one recent lot, it cost $104,930.

Duplex, triplex or suites

Triplexes near frequent buses. Duplexes and backyard homes almost everywhere.

Street work priced early

Off-site works can cost $10,000 to $20,000 per metre of frontage.

Development Permit first

Needed for duplexes, backyard homes and three or more homes.

01

How many homes can you build?

It depends on your lot size and how close you are to frequent buses. This applies to lots zoned RS1, RS2, RS3 or RS4:

Port Coquitlam small-scale housing: homes per lot
Your lotHomes allowed
280 m² (3,014 sq ft) or smallerUp to 3
Bigger than 280 m²Up to 4
Bigger than 280 m², within 400 m of a frequent bus stopUp to 6

Frequent bus stops are mostly along Lougheed Highway, and lots near SkyTrain follow different rules. Your homes can be a house with a suite and backyard homes, a duplex with suites, or a triplex.

02

How much floor area do you get?

Port Coquitlam gives more floor area for more homes. The floor area ratio (FAR) is the floor area you’re allowed, as a share of the lot:

Port Coquitlam RS zones: floor area ratio by building
What you buildFloor area ratioOn a 500 m² lot
A house0.50about 250 m² (2,690 sq ft)
A house with a suite0.60about 300 m² (3,230 sq ft)
A duplex, with or without suites0.75about 375 m² (4,040 sq ft)
A triplex, near a frequent bus stop1.0about 500 m² (5,380 sq ft)

Backyard homes get a bonus, because up to 90 m² (970 sq ft) of a backyard home doesn’t count. Some garage space doesn’t count either: up to 23 m² for each duplex or triplex home.

04

What permits do you need?

First you need a Development Permit. Port Coquitlam asks for one on new duplexes, backyard homes and anything with three or more homes. Then you apply for the building permit.

A few things can add steps:

Key points

  • Old covenants. Some titles ban suites. That covenant has to be removed first
  • Flood areas. Bedrooms and living rooms can’t be below the flood level
  • Streams. Within 15 m of a creek, you may need a watercourse permit
  • Trees. You may need a tree report and a tree cutting permit

05

What does the street work cost?

This is the cost most people miss. New homes often need work outside your lot, like water and sewer lines, sidewalks, street lights and lane access. The City says it can cost $10,000 to $20,000 per metre of frontage.

One Port Coquitlam lot needed $104,930 of street and service work Off-site works for a recent new home on a 373 m² lot in Oxford Heights. The City says costs are similar for small multi-unit projects
  • The two biggest items
  1. Lane access : $35,000
  2. Hydro and phone lines underground : $20,000
  3. Roads : $12,750
  4. Water : $12,000
  5. Storm sewer : $10,000
  6. Street lighting : $8,500
  7. Sidewalks : $4,500
  8. Curb and gutter : $2,180

The cost is per lot, not per home, so a duplex or triplex pays about the same as a house. On older streets, upgrades can add $100,000 to $200,000 more, and corner lots with two lanes have cost over $100,000 extra. We get an engineer’s estimate before you commit.

07

Which build suits a Port Coquitlam lot?

Away from frequent buses, you can’t build a triplex, so the main choice is a duplex with suites or a house with a suite and backyard homes. A duplex gets more floor area, and each half can be sold.

Near Lougheed Highway buses, a triplex gets the most floor area and the most homes you can sell. See how the options compare. Next door, Coquitlam is a different city with different rules. We also build in New Westminster.

Why T-City

One team, or three?

Most delays and surprise costs start in the handoffs between a designer, a permit consultant and a builder who meet for the first time on your project. Here is what changes when one team does all three.
